If you have done any alterations on your property or, if you
bought a property that the previous owner renovated, please
ensure that the plans reflect the “as built” structure. It is
becoming more and more of a challenge when selling.
Everything has to be on the plan, including gazebo’s/pergola,
windows that have been changed to doors, etc. If you are going
to sell, please get onto an architect to assist you with the
process. The regulations change constantly. We also need to
know if there are any encroachments or servitudes. This can
cause huge delays or cancellation of a sale. So, a good idea
would be to get hold of your Title Deeds and plans so that the
agent has everything ready for potential buyers. Please check all
your mechanical or electrical fixtures are in good working order.

pool leaks or damage to the surface, sometimes buyers cannot
