INFRASTRUCTURE – Physical systems that are
crucial to a signature gated community
The Infrastructure Portfolio is responsible for the infrastructure
management of our estate, through efficient and effective
service delivery at all times. There has been significant
progress within this portfolio during the first quarter.
MINI SUBSTATIONS
• Broken mini substations – Beauly Avenue and Biggar
Street mini substations deteriorated with broken panels.
The City of Tshwane (CoT) was notified, and these issues
were reported to them on several occasions. As a result, the
HOA initiated a repair process of these mini substations
to eliminate the health and safety risks and to maintain
the aesthetic appearance of the estate. The repairs were
successfully executed on 4 April 2023.
• Oil leaking mini substations – The City of
Tshwane (CoT) appointed an external service provider
that came to the estate to do inspections on 5 April
2023. We are currently awaiting feedback on a repair
start date and completion timelines.
STREET ELECTRICAL DISTRIBUTION CABINETS
• A thorough inspection and maintenance process
is underway on the street electrical distribution
cabinets. We have currently replaced 131 padlocks
that were reported missing and successfully
closed 50 open cabinets. The inspections and
repair work are still in progress.
STREETLIGHTS
• Faulty streetlights – There were 66 lights repaired. These
are attended to once a month unless all streetlights are
entirely out of power within a street. All broken, fused, or
malfunctioning lights can be reported to infrastructure@
bvhoa.co.za.
• Streetlight tags – Tags with a unique numbering system
have been installed on every streetlight within the estate
to allow the maintenance team to accurately report on
inspections and faults more efficiently.
